Project Manager

Overview

We are seeking an experienced commercial construction Project Manager with a demonstrated track record of successfully delivering complex projects in ICI / Commercial Construction.
The Project Manager (PM) is responsible for overall project planning and scheduling, resource allocation, project accounting and control, providing technical direction and ensuring compliance with quality standards. The PM’s responsibilities cover all areas of project management including project planning, cost management, time management, quality management and contract administration. The PM is responsible for overseeing several projects at a time and communicating with a range of people including clients, subcontractors, suppliers, internal staff, and the public.

Responsible For

  • Lead projects from sales handover through turnkey delivery, overseeing design, quality, safety, team leadership, PC/SS support, and overall execution.
  • Maintain full budget control across multiple projects by competitively tendering scopes, negotiating subcontract buyouts, and tracking costs against forecasts.
  • Identify, manage, and mitigate project risks, ensuring company exposure is minimized and all work aligns with Prime and Subcontract agreements.
  • Drive and control project schedules, working closely with Site Superintendents, Project Coordinators, and Trade Contractors, and tracking progress against baseline schedules.
  • Ensure client expectations are met or exceeded through clear, consistent communication and accurate relay of project information.
  • Conduct regular site inspections to confirm quality standards, site organization, and effective site leadership.
  • Delegate authority to Site Superintendents appropriate to project size and complexity, while maintaining accountability for schedule and execution.
  • Oversee tendering, bid evaluation, subcontract buyouts, contract administration, and approval processes.
  • Maintain overall control of project documentation, including submittals, RFIs, change logs, inspections, and construction records.
  • Ensure accurate and timely billing documentation is submitted to Finance and support post-construction warranty and client service needs.
  • Proactively prevent and resolve disputes, managing vendor relationships to avoid legal action and escalating issues efficiently with senior leadership when required.
  • Complete biweekly reports and monthly budget forecasts accurately and on time, and provide project updates as needed.

Specific Skills

Technical Skills:
  • Proven experience in welding and fabrication is required.
  •  Strong foundation in building science, drawings, specifications, engineering coordination, and job cost accounting, with a high degree of accuracy, attention to detail, and technical understanding.
  • Highly analytical and strategic thinker with excellent problem-solving ability and the capacity to articulate complex issues clearly and in detail.
  • Exceptional communication, organization, and time-management skills, with a proven ability to multitask and manage competing priorities effectively.
  •  Demonstrated leadership and professionalism, able to direct teams, command action when required, and negotiate effectively while maintaining strong ethics.
  • Client-focused mindset with excellent customer service, persuasion skills, and the ability to build and maintain strong working relationships.

Educational Requirements

  • Diploma or degree in Building Science, Architectural Technology, or Construction Management
  • An Engineering degree with a specialization in Construction Project Management is considered an asset
  • A minimum of 5 years' experience in a similar role
  • PMP designation is considered an asset
